
EuroImobil: Prices for apartments in the primary market of Chisinau in the fourth quarter of 2022 amounted to 878 euros per sq. m., an increase of 18% compared to the same period in 2021.
At the same time, in the primary market, prices for apartments were almost 12% higher than in the secondary market. According to the EuroImobil real estate agency, according to the results of the 4th quarter of 2022, the highest prices in new buildings were still in the Center of Chisinau - 1215 euros per sq. m., however, compared to the same period in 2021, in the central part of Chisinau, prices grew at the slowest pace (+8%). In Riscani 1 sq. m cost 956 euros, and in this sector prices increased the most (+26.3). At Botanica, prices increased by 15.9% - up to 899 euros per sq. m., in Buiucani - by 25.3% - up to 853 euros, in Ciocana - by 22.7% - up to 780 euros, in the Telecenter - by 16.6% - up to 750 euros per sq. m. The lowest cost of 1 sq. m. in new buildings was at Posta Veche - 695 euros (+15.9%), as well as in the suburbs of Chisinau - 500 euros (+22.3%). According to EuroImobil, in the 4th quarter of 2022, in the secondary real estate market, prices and annual growth rates were lower than in the primary market, while they increased evenly across sectors – by an average of 14.5%. So, the average cost of 1 square m. in the secondary housing market in Chisinau in the IV quarter of 2022 amounted to 775 euros, which is 14.5% more than in the IV quarter of 2021.
