EuroImobil: Prices for Chisinau apartments rose by 21% on average over the year.

According to EuroImobil real estate agency, on December 1, 2022 the average price of 1 square meter on the secondary market in Chisinau was 736 euro / sq.m., up 20.7% over the same period last year (610 euro / sq.m.). Apartment prices have risen equally in all sectors of Chisinau - about 20.7%. The highest price per square meter traditionally remains in the Center - 946 euros, followed by Riscani - 778 euros, Botanica - 762 euros, Telecentru - 694 euros, Buiucani - 692 euros, Ciocana - 656 euros, the Posta Veche - 624 euros. As of December 1, 2022, the average cost of one-room apartments on the secondary market in Chisinau was 29.5 thousand euros (+22.2% compared to the same period last year), 2-room - 41.2 thousand euros (+12.8%), 3-room - 45.7 thousand euros (+23.4%). As noted by real estate expert Radu Sitov, preconditions for falling prices of standard apartments in Chisinau are not observed yet. "This year there is some synchronization of the cycle of economic decline with the cycle of seasonal decline in real estate prices, there is a reduced volume of both demand and supply. We expect the traditional recovery of the market in March next year. There are no preconditions for the decrease of prices," noted Radu Sitov. At the same time, EuroImobil presents the average rent prices for standard apartments in Chisinau. The highest rent prices are in the Center: 1-room apartments are rented per month from 160 to 300 euros, 2-room - from 300 to 700 euros per month, 3-room - from 400 to 850 euros per month. The average annual rent for the apartments in the city center ranges from 2760 euros (1-bedroom) to 5400 euros (3-bedroom). This sector has the highest annual rental yield for apartments: 6.8% for 1-rooms; 8.9% for 2-rooms; 8.4% for 3-rooms. The rent rates at Botanica and Riscani are the same, ranging from 170-250 euros per month for a 1-room apartment (2520 euros per year) to 250-450 euros per month for a 3-room apartment (4200 euros per year). Rental yields in these sectors range from 6.8% to 7.4%. In third place on the prices of renting apartments is Buiucani sector of Chisinau, where the cost of renting ranges from 120-220 euros for 1-room apartments to 230-420 euros - for 3-room. Rental yields for apartments at Buiucani range from 6.2% to 6.7%. The lowest rental yield – at Telecentru and Posta Veche - from 5.4% to 6.1%, and the cost of monthly rent of apartments in these areas ranges from 120 to 350 euros, depending on the number of rooms (1710-3420 euros per year). // 12.12.2021 – InfoMarket
