Prices have increased 22.5% in the primary residential real estate market of Chisinau for 9 months in 2021 compared to the same period last year - EuroImobil.

According to the real estate agency, for 9 months in 2021 average market value of 1 sq. m of living space in the primary market of Chisinau amounted to 662 euros per 1 sq. m versus 540 euros per 1 sq. m for 9 months in 2020 The most expensive real estate in the primary market, traditionally, is in the Center of Chisinau, where the average price is 997 euros per sq.m. The cost of 1 square meter at Botanica was 692 euros; Riscani - 676 euros; Buiucani - 608 euros; Ciocana - 551 euros; Telecentru - 574 euros; Posta Veche - 535 euros. At the same time, in the suburbs of Chisinau, real estate prices are significantly lower and did not grow so dynamically: for 9 months in 2021, 1 sq. m. rose in price by 10% compared to the same period last year - up to 365 euros per 1 sq. m. According to the results of the concluded transactions in the primary housing market of Chisinau, the most demanded were two-room apartments with an area of 45-75 sq. EuroImobil experts note that in 2020-2021, the primary residential real estate market in Chisinau was characterized by a relatively restrained supply. This is due to a decrease in the number of construction authorizations issued in the previous year and, accordingly, in the number of residential buildings under construction. So, according to the results of three quarters of 2021 in Chisinau, about 100 companies were engaged in the construction of new residential buildings (a year earlier - 116 developers), and the number of new objects that are at various stages of construction decreased from 241 to 180. About 23% of objects located at Botanica (40 objects), 21% - Center (37), 20% - Ciocana (36), 13% - Riscani (24), 16% - Buiucani (31), 7% - in the suburbs of the capital (12). According to the forecasts of EuroImobil specialists, the cost of already built objects of the most demanded area (up to 75 sq. m.) will remain within the range of 535-735 euros per sq. m. At the same time, larger apartments will also be in demand - 90-100 sq. m. (1000-1200 euros / sq. m.). // 14.12.2021 – InfoMarket
