The corresponding draft government decision was prepared by the Ministry of Finance. It should be noted that, according to the Law on some measures for the implementation of the Prima Casa State Program, one of the components of the maximum annual interest rate on loans issued is the maximum margin of up to 3%, which is annually specified by the government. The size of the maximum margin for state-guaranteed loans under the Prima Casa Program in 2019-2020 was up to 2% per annum, in 2021-2024 - 3%. The size of the maximum margin is applied by lenders in relation to loans guaranteed by the state on the basis of the state program Prima Casă. It should be recalled that more than 8.2 thousand beneficiaries have purchased housing under the Prima Casa state mortgage program since its launch in 2018 and until now. At the same time, in August 2024, the government launched an updated version of the program - Prima Casa Plus. Within 3 months since its launch, more than 1 thousand beneficiaries have become beneficiaries of the program, and the total value of loans granted exceeded 1.2 billion lei. Through the Organization for Entrepreneurship Development (ODA), loans worth 720 million lei were guaranteed. It should be reminded that the maximum value of housing under Prima Casa Plus increased from 1 million to 2.5 million lei, and the financing term - from 25 to 30 years. In the terms of the program, there is no age limit up to 50 years old, and the minimum contribution of 5% of the housing value is optional. The beneficiaries will be citizens who do not own a dwelling or own a dwelling together with relatives, provided that its area does not exceed 50 square meters, or the dwelling is located in a village, commune, except for Chisinau. The balance of the mortgage loan (principal amount) intended for the acquisition of housing under the program, net of interest, commissions and other bank charges, is now guaranteed between 50% and 70%, depending on the category of housing. // 17.12.2024 - InfoMarket.
