According to forecasts of the ProImobil Real Estate Agency, this year the demand for new housing will continue to increase, and a decline of 8-10% is expected in the secondary market. The primary market will be characterized by a steady increase in prices. This is due to a decrease in the number of authorizations for the construction of new houses, as well as an improvement in the conditions of mortgage lending. For example, if five years ago, banks provided loans at an interest of 12-14% per annum, then at the end of 2019 the interest rate on loans decreased to 6-9%. On average, prices for apartments in the new buildings are expected to grow by 8-10%, while in complexes commissioned, the price increase will be more pronounced - by 10-15%. According to ProImobil, in 2019, apartments in the secondary real estate sector of Chisinau decreased by 8-10%: apartments in houses built in the 60s cost from 27 thousand to 32 thousand euros, and in houses built in the 80s - in the range of 35-36 thousand euros. Apartments in the new buildings went up in 2019 by 6-10%. Proimobil experts say that one of the reasons for the revival of the real estate market (for the first time in 11 years) is the launch of the First House (Prima Casa) government mortgage program.
